Extra Costs

1 . GST

EXTRA COST: A 12% of GST is applicable on under constructed property.
IMPORTANT TO KNOW: GST is not applicable from the date of issuance of BUC. It's not applicable for Ready possession unit booking, after the BUC is received.

2 . REGESTRATION COSTS

EXPENSE: The 4.90% on stamp duty and 1% on regestration charges are applied to the DEED value.
IMPORTANT TO KNOW: Incase of only women/women purchaser,the registration charge is NIL.

3 . PARKING SPACE

Parking is a huge concern now days.
EXTRA COST: Over the last decade, Builders charge an additional upfront payment for exclusive parking spaces in large residential complexes.
IMPORTANT TO KNOW: Shaligram signature has assigned 3 car parking spaces for each flat.

4 . INTERIORS COST

It is generally never planned at the initial stage but one has to plan the cost that goes into interiors.

5 . MAINTENANCE DEPOSIT

EXTRA COST: It has been a trend of charging upfront maintenance deposits for a longer period like 10 years instead of periodic charges.
IMPORTANT TO KNOW:Given the inflation, this amount is likely to run out earlier than anticipated and thus in near future another deposit of maintenance funds will have to be paid. Shaligram Signature does not collect upfront maintenance deposit, but it will be maintained by the managing committee formed amongst the owners, occupiers of the unit on yearly or half yearly periodical deposit basis.

6 . LOAN-FINANCIAL COST

Processing fees which varies from bank to bank
Insurance Costs
Other charges with respect to ddocumentation required for loan process.

7 . OTHER CHARGES

EXTRA COST: Cost like GEB, gasline, waterline connection and drainage connection and other miscellaneous charges collected by developers.
